In order to best help and advise clients looking for land plots, whether you are searching for a standard size plot to build your own modern home, whether you need advice on housing and builder options open to you, or whether you are a builder looking to buy a large plot to build 2 or 3 houses, we have the expertise on hand to help you Certainly there is a mesmerising variety of housing to choose from in France – indeed virtually no older houses are the same, but if you are of the pioneering type on a tight budget and don’t want renovation or if you simply want to put more than just your mark on your house in France, then buying a plot of land to build on could be the answer. Building land may be available in the area you wish either on a commune organised ‘lotissement’ (small housing estate) or as a private sale. In the latter case it is important to ensure that it has at least outline planning permission (CU – certificate d’urbanisme) to allow a house to be built there. Land without permission is classed as standard agricultural land and tends to be priced at around 1€ per m2. If there is no viewable certificate available to prove that a CU has been granted, there is no guarantee that building will be allowed and so purchase for this purpose is not recommended. You will be better to look for land with a CU, which, depending on the area, may range in price from 5€ to 15€ or more per m2, views and location, as always, influencing the price. So, what are the options for the house itself? The most common is the traditional French pavillon – modern house, which can range in size from a tiny and/or 2 bedroom compact bungalow for around 80,000€; a 3 bed house on a sous-sol (ground floor or sub-ground utility area) for around 140,000€; to, well anything you want – towers, stone facing, terraces, you name it! Increasing in popularity, but still comparatively rare are wood-framed houses, which can be less expensive. As you would expect, whichever house you choose, however it is constructed, French planning and building regulations have to be respected, as do local and regional style guidelines.
