| | Neil Harris, Independent Agent, says: | | Perfectly placed in the historic centre of Perpignan this 2 bedroon apartment in excellent condition with large shared garden would make the ideal base to explore the region. Close to the Spanish border and the sea with excellent rail (TGV) and airport links. | This is a great chance to acquire a lovely town centre apartment with large shared garden at a very reasonable price before the new high speed rail link to Barcelona pushes prices up. The area has also been “spotted” for redevelopment, both private and government money is pouring in to regenerate one of the most characteristic parts of old Perpignan right next to the Palace of the Kings of Majorca. The Belgian government has already moved its embassy here.
Shops, restaurants and all the assets of a departmental capital are only a short walk away. Secure parking can be arranged in a nearby underground car park and garages in the basement of the apartment building may come up for sale.
The building still looks a little tired from the outside (shabby chic) but once through the entrance lobby into the cool plant filled inner courtyard the character changes. A wide staircase leads up and each level (five floors including the ground floor) has terraces filled with plants and flowers opening onto the inner courtyard. The apartment is on the top floor so has the most light on its inner courtyard balcony and is above the surrounding buildings giving clear views across the town to the Pyrenees. The Canigou mountain is clearly visible as are some of the most well known historical buildings in the city. Even in mid summer there is always a breeze at this height to keep the rooms cool.
From the sofa in the large open plan living room (American style kitchen) the view through the picture windows is of sky with the mountains in the distance, it is hard to believe that you are in the centre of a city. Tastefully decorated and equipped throughout with quality furniture from top French and Italian designers (for sale separately) the rooms are awash with light. A large master bedroom with separate walk in cloths storage shares the same views as the living area. A smaller second bedroom and bathroom complete the internal layout.
There is however another great asset with the property. Walk through the inner courtyard into a large private and secure garden for the use of the inhabitants of the building. Palm trees, orange and mandarin trees plus flowering shrubs bring an exotic countryside to the heart of the city. Maintenance charges are shared between the owners so all you have to do is relax in your sun chair which you can keep in small private storage room on the garden level (one for each apartment.
