| | Glenda Harris, Independent Agent, says: | | This is a really well designed quality modern villa situated at the top of a modern development of similar houses with views over the valley in all directions and over the hillside and vines behind. Built to a high specification, twelve years ago, with exposed beams and a lovely feel of space, with three bedrooms including a magnificent master suite with luxury bathroom. The property is only two minutes drive from Le Pont de Reynés which has local shops and where the main road gives fast access to Céret and the Roussillon plain. | The house is built in a raised position so that the garage is on the ground floor at the front. Steps lead up the side of the house to the ground floor of the house itself. The entrance leads straight into the main living area which consists of a sitting/dining area with patio doors and a fireplace with insert. The sitting area is the full height of the house with a mezzanine above the dining area. An open plan fitted kitchen is off the dining area.
A passage leads from the dining area to two bedrooms, a shower room with WC, a utility room and, at the end a huge master suite with bedroom with patio doors, a small dressing room, separate WC and a luxury bathroom.
From the dining area stairs lead to the mezzanine which could be used as office space or another bedroom, and which overlooks the sitting room.
Spiral stairs lead down to the huge garage which goes underneath the whole house and has a wine cellar.
Outside there is a covered terrace along the south side of the house with patio doors to the sitting room and master bedroom. Around the house at this level are lawned areas and there is space to build a pool. On the bottom level is a roomy parking area and access to the garage.
The commune de Reynés is one of the largest in France although most of it is rural and the centre is a mountain village three kilometres up a mountain road. The villa is actually on the other side of the river and just a short drive from the valley bottom and the main road along the valley, giving this house a lovely rural feel without having to sacrifice convenience. In the valley bottom is a small development of shops including a baker and a pharmacy, although Céret itself is only a few minutes drive away.
The Vallespir area of the Pyrenees Orientales, around the Tech Valley, is one of the most stunning parts of the department. Starting at Céret the main road winds up the valley to the Spanish border although the proximity of the bigger main roads into Spain further down the valley make this road mainly frequented by local traffic. On either side are mountains roads leading to little village perched on the mountainside. This is a very popular area for hikers as the lack of snow makes it accessible all year round.
The centre of Céret is about 5 minutes drive for shops and a good market as well as schools and administration. Supermarkets and other ‘out of town’ shops are even closer as the house is close to the commercial centre.
Just up the valley is the spa town of Amelie les Bains built on the edge of the Gorges de Mondony. Amelie is a lovely little town, off the main road, where you could happily while away a morning buying fresh produce at the daily market and enjoying an aperitif in a pavement café.
The coast is about half an hour away with a choice of fine sandy beaches from Argelés northward or the rocky coves and fishing ports among the cliffs, towards the Spanish border.
Perpignan, the departmental capital, is about 40 minutes, and the nearest ski stations are within an easy drive along the Têt valley which runs west from Perpignan.
Airports at Perpignan and Girona, both Ryanair, make this area easily accessible from most places in Europe. There is also a flight from Girona to Paris (Beauvais).
