| | Sally Pitcher, Independent Agent, says: | | This charming cottage just oozes character. It has been sympathetically and knowledgeably restored, and now offers the perfect combination of traditional features, rustic French charm, modern comforts and forward thinking design. It is a four bedroom property with a manageable rear garden, located in the centre of a village. Ideal as an affordable permanent residence or holiday home. | This cottage is located on a quiet street in the centre of an idyllic village. There is parking to the front of the house. Following on from the porch, you enter to find yourself in a good sized sitting/dining room, with exposed beams, a commanding fireplace and fitted wine rack seat. There is also a woodburner, which also heats the two bedrooms above the lounge. The kitchen will be sold with a freestanding brand new Ikea kitchen included in the price. It also has a reversible air conditioner - a must have during the long, hot summers. The kitchen looks over the enclosed, rear garden, which also has a patio area. Also on the ground floor are a WC and utility room with fitted worktops and plumbing for a dishwasher and washing machine. The first floor has two bedrooms, each with wardrobe space. One has an ensuite shower room, with brand new shower cubicle, toilet and sink. The family bathroom is located on the same floor and is similarly equipped, though includes a bath. There are a further 2 bedrooms on the second floor. This property is still undergoing renovation, and is expected to be finished for mid May 2007. This listing will be updated as and when renovation is completed. Original features have been retained, where possible. It is the small detail such as the curved wall next to the staircase, and the beams, which lend this house its charm. However, the owners have made sensible thoughtful design choices, allowing the purchaser flexibility and practicality. For example, the woodburner heats the sitting/dining room but other rooms have electric heaters. All the main rooms, including the kitchen, have TV points and telephone sockets. Lighting has been installed in prime positions e.g. above the dining area. The owners have also kept a photo diary of work in progress so any questions regarding building methods used can be answered and evidence given. Good quality materials have been chosen. Slate tiles grace the kitchen floor, and the sitting room will have parquet. The cottage is large enough to be a pleasant family home, but would also be the perfect gîte. The cottage, which has recently been repointed, sits in the shadow of an 12th century church. The cottage itself, is at least 200 years old. It has partial double glazing, is well insulated and is connected to mains drainage. Within walking distance, there is a general store, pharmacy, bakery, florists, doctor’s and bars. There is also a man made lake just a ten minute walk away, and a further lake 15 minutes drive away which has a watersports school. The famous town of Josselin is 3km away. It is buzzing during the high season due to the many tourists who visit its glorious château. Situated in the Morbihan, the Southern most département of Brittany, it is well located to access both the coastal resorts of North and South Brittany. A short drive will lead you to the charming, mediaeval port of Vannes, whereas the vibrant city of Nantes is worth a day out over the border into Western Loire. The surrounding area has a smattering of market towns full of character, which are popular with tourists. This is a popular investment area. This region enjoys a warmer climate than the North coast of Brittany. Golf and equestrian sports are available in the local area. South Brittany is located far enough away from the UK to really feel ‘abroad’ but is close enough to offer the security of knowing family & friends are not too far away at all. Possibly the best served area of France for travel links. This is one of the few areas accessible via ferry or airplane. You will be able to access your home in Brittany by air from North & South England, Wales & Ireland via budget airlines from Rennes, Nantes or Dinard.. By Sea: Plymouth – Roscoff, Poole – Cherbourg, Portsmouth - Cherbourg, Caen & St. Malo, Dover – Calais, Portsmouth – Le Havre. Rail links are also excellent. The TGV is expected to run from Ploermel to Paris, and from there to the UK, within the next few years.
