| | Anne Rice, Independent Agent, says: | Property set in it's own three quarter acre grounds in the beautiful Mayenne region of the Pays de la Loire. Bordering Brittany and Loire Atlantique, we have a temperate climate in the south Mayenne so you can spend most of your time outdoors. This property has rooms of excellent proportion with high ceilings and large windows on the ground floor. Dormer windows allow plenty of light into the two large first floor bedrooms. The ground floor has large entrance hall, extremely spacious dining room, sitting room with an integral woodburner, kitchen, toilet with washbasin. The first floor has two large bedrooms, bathroom with bath, bidet, toilet and washbasin and a large landing space currently used as a study. Gas central heating. There are two very attractive outbuildings, one currently used as a garage, the other would make a good workshop or additional accommodation.
| Step into the hallway of the property, from there you are led into an extremely spacious dining room which has high ceilings, three large windows and a unique ‘porthole’ window, all allowing plenty of light into this room. There is an integral woodburner and quarry tiled floor. The kitchen has a gas hob and electric oven and again plenty of light streams through a back door which leads into the garden and paved terrace area. The attractive sitting room with fully tiled floor, has a stone fireplace with integral woodburner, large window to the front and french doors leading out onto the back terrace and garden. There is a toilet with washbasin just off the hallway and a large storage cupboard.
A wooden staircase leads up to a landing and room which is currently used as a study, from here there are two large bedrooms with wooden floors and lovely oak beams. Both bedrooms have dormer windows and are very light and airy. This floor has a spacious bathroom with bath with shower over, bidet, toilet and washbasin.
The terrace can be accessed from the kitchen or sitting room. Twin buildings, both in excellent condition, sit at either side of the front garden. One is used as a garage and storeroom and the other a workshop. Either could be converted into further accommodation or be left as they are to give you the luxury of space and your very own workshop or studio. There is also a small corrugated metal lean-to open barn and a well in the garden, so you can water your flowers at no cost. The large back garden is very private and peaceful and has a small orchard with several fruit trees. Here you can dine on the terrace or relax on your hammock between two trees. No neighbours closeby, to disturb your tranquility in your own little French haven.
The village is 1 kilometer and has an epicerie (grocery store) where you can get your fresh bread. The store also has a post office service. A bar/restaurant where you can meet up with the friendly locals and become part of the community. There are several villages within easy reach, so you are spoilt for choice.
Ten minutes drive will take you to La Guerche de Bretagne, a small but lovely medieval market town where you will find everything you need, including sports hall, football stadium, swimming baths and even a cinema. This town has a regular weekly market that spreads from the central square down into several streets and over the large car park in the town centre. Laval, a large town with the river Mayenne running through its centre, and famous for its Christmas lights, is a twenty minute drive. There is plenty to keep you occupied in this area, including two superb golf courses and various activities throughout the year. Excellent motorway links and the TGV (fast train) from Laval to Paris in two hours.
Economy flights from Rennes, Dinard and Nantes, all within easy reach. Alternatively, if you prefer the ferry, the port of St Malo is just over an hour away.
