| | Tim Clark, Independent Agent, says: | Sturdy 4 bed farmhouse set in limousin hamlet only 2kms from village with all amenities. 3000m2 garden and excellent 100m2 attached stone barn. Behind house in main picture. The house needs a little refreshing but is in excellent order throughout. | The house is set on the edge of this typical farming hamlet, you approach the barn first with house attached at the rear. Walk around to the back to find the entrance to the house. You will probably use the kitchen door as the entrance, however there is a front door into the hallway. Here you turn left into the lounge, exposed beams and large open fireplace maintain the character, back into the hall and a door leads into the shower room with wc and sink. Hardwood stairs curve up to the first floor from this hallway too. On into the dining room of some 21m2, your eye is immediately drawn to the restored bread oven to one side. This is in excellent condition but has been capped so would need opening up if you wanted to use it. Two doors lead off the dining room, the first leads into a small hallway with access into the barn. The second leads into the fitted kitchen. A real feature has been made of the bread oven in here with the exposed stone set in a curve as the rear wall of the kitchen.
On the first floor you will find two large double bedrooms of over 18m2, hardwood floors and exposed stone again add to that character feel. There is also a separate wc with handbasin on the landing here.
Stairs then lead up onto the second floor, where two further bedrooms of 16m2 sit. One has a shower installed and there is a separate wc and sink off the other.
The barn attached at the rear of the house is 100m2 and in excellent condition. It would make an ideal garage or could be converted into further living space. To one side of the barn is a covered parking area and then three small outbuildings. One contains the remains of the original cellar.
There is a really pleasant enclosed garden of some 900m2 to the rear of the property which is very private, then off to one side is the remainder of the garden, this is a mixture of grass and woodland.
In summary this is a great proposition if you want to be in the country with easy access to all amenities including good schools. 30 minutes to Limoges airport too. The house and barn are in good condition, and could be used immediately, and with a little refreshing in the house it would make a wonderful family or holiday home.
