| | Jeanette Lough, Independent Agent, says: | | This property has loads of potential either as a fabulous family home, or with its fantastic situation, a B&B. It sits back, just off the main road from Poitiers and Limoges in the bustling town of Bellac. It is in walking distance to all the shops and bars, yet not so close to be an interference. With the opening of the Bellac by pass, no longer are there lorries thundering past. And one of the best things about is the views—Astounding views over ancient Bellac, the Monts de Blonde and the river Vancou. | A little history about the house – It is bomb proof, yes bomb proof !! A local tradesman who owned one of the tanneries that used to flourish on the banks of the river Vancou had the house constructed in 1942. The construction was in, I am told, Engineering bricks. Many of the old bills of work are still in the house. The gentleman was reputed to have been in favour with the Germans, possibly giving superb balls in the beautifull lounge and dining room for the commanding officers in the German army, whilst the French resistance used his cellars to hide allied soldiers and the secret pathways to move the allies and members of the resistance to safety. !!
The house is on 3 floors with a full sized celler underneath. All the floors are beautiful oak parquet. And only refreshing the decor would be needed.
On the ground floor are – Entrance hall with art deco style front door. 8m² Inner hall --12m² Office -- 16m² Kitchen --18m², with all the original cupboards, spice/herb drawers and servants bells still in place. Lounge –45m², with french bay windows to the patio, garden and superb views beyond. Dining room – 45m², with french windows to the same patio. Also Wc, cupboard, stairs to cave and stairs to upper floors all off the inner hall.
First floor 4 bedrooms all approx 17m² all with ensuite bathrooms, all modern, newly fitted and tiled. Only final decoration to be done. All the bedrooms lead of the central hallway, which mirors the inner halway on the ground floor. One of the bedrooms has a Juliet balcony, giving to the superb views.
Second floor 4 more bedrooms, all at least 20m², 2 of which are ensuite with all new fitings, all leading off the same size of hallway as the other floors.
Celler area— Again, rooms lead off the same type of central area as the rooms above, One is a vaulted cave for the all important wine storage, one was obviously the launderette, with the original sinks and scrub boards, one houses the boiler, and another is shelved and laid out as a workshop.
The garden – Completely private from all neighbours, can be accessed by one set of front gates on foot and by vehicle, so off road parking for guests is available. From the back of the house the garden, now a little tired and in need of permanant care, has an enourmous number of fruit trees, vines and that beautiful view. It has secret seating areas and large lawns leading from the tiered steps of the patio. At the bottom of the garden you can find the rabbit hutches and chicken pens.
This is a fantastic property, once filled with fabulous antiques, even now with no special antiques left, it has the aura of regality, not perching over the river valley, but commanding over it. Some of the furniture left in the house is available for sale seperately.
Bellac is just 40 minutes from Limoges airport with its low cost flights to britain AND belgium. And 60 minutes from Poitiers airport. Bellac also boasts a railway station, where the little country train can « whisk » you off for a day out in Limoges, or Poitiers, where you can also catch a TGV train to Paris.
