Presently being run as a quality B+B with 3 years trading, bookings for this year are already exceeding last and the owners are regretfully being forced to sell due to family commitments. At the moment only 2 master bedrooms are being used for guests, but the possibility and the business is there to increase the number of guest rooms. The construction of the house dates from 1774 and the inner and has been restored inside and out over the last 4 years, under the supervision of the architect responsible for the French National Monuments. | Entering through the front door, you find yourself in the hallway, leading on the right to 2 rooms, one (10 m2) looking at a garden patio and one to the front (30m2). Straight on a door leads out to a beautiful patio and the walled garden. On the left a door leads to utility rooms on the front of the house, used as a laundry, the boiler room, storage room and a small bathroom with toilet. Towards the back of the house is one of the master bedrooms used for receiving guests (37m2), wonderfully renovated and decorated in character, French doors leading directly into the garden and it has a large en-suite. Up the oak staircase to the 1st floor landing, left off which is the second guest master bedroom (37m2), again renovated and decorated in a different style to the room below also with a large en-suite and windows overlooking the walled garden. To the right is a corridor, off which to the left, is a huge living room 60m2, with windows, to the front and back, exposed wooden beams, oak parquet floor and a marble fireplace. And to the right, the dining room and followed by a fitted kitchen. At the end of the corridor a second staircase leads down to an enormous farmhouse kitchen (38m2), with all modern appliances yet retaining many original features, access to the garden and to the integral garage 42m2, leading onto the street. Also at the end of the corridor a door leads into the “owner’s apartment”, this area (80 m2) has a sitting room, with a WC off and a door to a large bedroom overlooking the garden, again with a large en-suite, with corner bath, shower and a avant-garde sink. This apartment can of course immediately be used for renting. The owners will find enough space in the rest of the house. The hot water and heating in the owner’s apartment is provided by a combi condensation boiler run off town gas and the larger part of the house heated by oil fired boiler (this boiler can easily be changed to run off gas). During the renovation practically all windows were replaced by double glazed units and a lot of care was taken to improve insulation. The second floor, reached by the original wooden staircase is a huge open area (150m2) and is suitable for renovating to add to the living space.
The beautifully tended split level walled garden 2150m2 at the rear of the house has an ornamental pond, a well with a pump and several outhouses. This garden has a regional reputation for its design with lots of roses, flowers, ornamental trees and lots of fruit trees (apple, pear, cherry, prune, peach, berries etc). Poitiers, whose airport (60 mins) has daily flights from London Stansted only and Limoges whose airport has daily flights from London, East Midlands, Southampton and Liverpool and from May 2007 Newcastle and Manchester is 50 minutes away. The non toll motorway A20 running from North to South carrying holiday traffic (Holland, Belgium, Germany and ferry or Channel tunnel traffic from Great Britain) is only 20 minutes away, making this town an ideal stop over and holiday spot.
