Skiing of course is right on your doorstep but the area is made up of many different ski resorts and there is really something for everyone and at every level, from families and beginners up to some of Europe's best off-piste skiing. Let me tell you about the property. It is set over four levels and each apartment has its own access and some form of outside space, be it a terrace or a balcony. It has a total of 7 apartments which are currently let, 4 of them have been refurbished to the highest standards by the current owners and 3 are more basic and could be upgraded by the new owners. The unrenovated apartments; there are three budget apartments which are practical and functional and despite being basic, have every comfort needed for a holiday. They have baths instead of showers and have the same type of furniture as the refurbished apartments. The apartments have either 2 or 3 bedrooms.
The renovated apartments; these are sold as more luxury accomodation and are in an `alpine style'. They are cosy and welcoming, and have stylish fitted kitchen units, bathroom fittings and furnishings by ‘scandinavian cocktail’ (as do the basic apartments). The four renovated apartments range from a studio to 2 bedrooms and sleep up to eight people. The design of these refurbished apartments is rather clever, as they have inter-connecting doors so that they can be opened up to let to larger groups, or closed off for smaller ones.
All the apartments have their own water heaters, so there is never a problem with not enough hot water and all the appliances are less than five years old. All have full cookers and some have washing machines. The refurbished apartments are tiled throughout.
Owners apartment and concierge studio; the owners apartment has a fantastic light and airy open plan lounge/kitchen/dining room which has a large picture window taking in the most amazing views across to the ski pistes and down into the valley below. In this room there is also the only chimney within the complex which is great for those chilly winter nights. The bathroom has a huge bath, separate shower cubicle, sink and wc. There is piped radio/music throughout the apartment. Upstairs there are two bedrooms in the eaves which are really pretty and cosy. Back downstairs there is an inter-connecting door to the studio apartment which could be used by a concierge or incorporated as part of the owners accomodation. It has a fitted kitchen and room for a sofa bed. You then travel down a flight of stairs to the utility/storage area and a shower-room and toilet for the studio apartment.
Terrain; this property is set in 3560m2 of terrain, including a small woodland area and more could be made of the land to provide additional facilities for guests.
This business is without doubt a great going concern but it still offers some scope for further improvement and development.........are you ready for the challenge? Chamonix; synonymous with skiing, snow-boarding and being a winter wonderland (which of course it is) but it is equally as beautiful in spring, summer and autumn, when other outdoor activities beckon such as climbing, hiking, moutain biking, mountaineering and paragliding. Being a mecca for mountain enthusiasts, it really is a fantastic place to invest in a holiday letting property. Attractions in Chamonix boasts one of the highest cable cars in the world at the Aiguille du Midi, which starts from the valley floor and climbs to the summit at 3,842m. Looking from the terraces at the top, you'll experience a fantastic panorama, with only Mont Blanc more prominent on the horizon. For accessing the different ski areas, the nearest is Brevent, a 5 min drive, Les Houches, a 10 min drive, Flegere 15 mins, Grand Montets 20 mins and le Tour 25 mins. Both Courmayeur in Italy and St Gervais, linking to Megeve are 25 mins. The Montenvers train is another local attraction.This funicular railway climbs from the valley floor up to France's largest glacier, the Mer de Glace. Other local places of interest is the Medieval town of Annecy, Evian-Les-Bains and Yvoire as well as Geneva and Switzerland.
There are excellent train links with the local station just a 15 minute walk away and of course there is an airport at Geneva which offers flights to most international airports (this is just about an hour away).
