| | Tim Clark, Independent Agent, says: | | Very well presented 3 bed house, wonderful views, only 3kms from famous market village of Piegut. Room for expansion in the house too, see the description. | An entrance between mature conifer hedges leads off the lane up the gravel drive to this classic French bungalow. The first thing that strikes you is the private and well established gardens. The veranda at the front of the house is a perfect spot for morning coffee.
The entrance door leads into a hallway with the kitchen to the left. Units are fitted and there is even a chimney in the ceiling to allow for a range cooker to be added. There is also ample space for a table here too. Double doors lead from the kitchen to the dining and living room. Very well proportioned with French doors at either end let you enjoy the outside space, with a terrace for breakfast and one for the setting sun in the evening. Again provision has been made for a wood burner with a chimney exit in the ceiling.
A hallway leads on down to the bedrooms and bathroom. 2 of the bedrooms have French doors onto the terrace and the other has a window overlooking the garden. All three accommodate a double bed and wardrobe comfortably. The bathroom has an inset corner bath with shower over and twin sinks. Plenty of space too for a towel shelf unit. A separate wc is adjacent.
At the end of the hallway a further room the size of the living dining room needs to be completed as either a further living room or possibly master bedroom suite. It could also be utilised as a fantastic games room. Plans have already been drawn up by the owners to open one end with a raised veranda overlooking the countryside beyond.
Back into the house and another example of the builders thoughtfulness is that a small separate hall has been created with enough room to put stairs up into the loft. There is ample height to create more living space and it couldn’t be easier to create access.
The house then benefits from a large sous-sol garage. There is plenty of space for the car and a great separate cellar area for the all important wine storage. Bearing in mind you are only 20kms from the regions main vineyard.
The gardens are very private and extend to over 4700m2 with mature conifer hedging and fencing on the perimeter. Your outlook to the rear is fantastic, over rolling Dordogne landscape with a large lake off in the distance to the right.
I can strongly recommend a viewing as you can move in immediately and plan what you want to do with the available expansion space, or as I myself would do just while away the day watching the world go by only disturbed by the birds singing in one of your trees.
Only 3kms from the village of Piegut-Pluviers, famous for its enormous weekly market, you are in easy touch of all amenities, yet in the proper French countryside.
