| | Lisa Greene, Independent Agent, says: | | This pretty longère has been sympathetically renovated and whilst fully habitable, still leaves scope for you to add your own touches and develop the property further. Situated in a tranquil hamlet on the outskirts of a small market town and in easy reach of St Brieuc the location offers maximum flexibility and the coast is not too far away either | The ground floor of the property is largely open plan with a cosy living area around a fireplace with wood burning stove, a dining area in the centre of the space and a kitchen to one end. Beyond the kitchen there is a utility room, shower and WC and this area also leads to the exterior. There are two staircases leading to the 1st floor where there is a very large landing, currently used as an office, and there is a shower room and 2 bedrooms.
There is a charming old lean to conservatory which is currently used as a creative workshop to make use of the light and the inspirational views. There is also a stone outbuilding which is at a right angle to the house and which could be joined to the house and refurbished to create a guest annexe or more family accommodation.
The house is at the end of a very peaceful hamlet with no passing traffic and looks out over a gorgeous rural landscape. It has a very pretty, well established garden with a courtyard style layout in front of the house and a grassed area to the side.
The house is 20km from the centre of St Brieuc which is one of Cote d’Armor’s major cities with great shopping, 2 multi screen cinemas (with regular English language showings), restaurants, night life, bowling and many other sports. Those who prefer rural life might wish to explore the varied landscapes of Saint-Brieuc Bay, a 30-mile sweep of exceptionally diverse coastline combining cliffs, beaches and unspoilt creeks. And beaches? Saint-Brieuc Bay has 10 of them - both sand and shingle, to enchant you, and all of them surprisingly different.
The house is well located for the road network which delivers you to St Malo, Dinard or Rennes in about an hour. This is one of the most accessible areas of France: you can catch a ferry or a plane to various parts of the UK: St Malo – Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol or East Midlands. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5-3hrs) or flights to Brest, Rennes or Nantes (1 – 2 hrs). There are also TGV stations in various nearby towns.
