| | Lisa Greene, Independent Agent, says: | | This spacious 4 bedroom house is in excellent order and situated at the heart of a thriving little market town just a very short distance from one of Brittany's most prosperous towns and the fabulous Emerald Coast. There is also a pretty stone house for renovation which would make a property to sell off or a great gite. PLUS there is a huge workshop, also in really good order and a separate garage. A neat private forecourt and a gorgeous garden with pond and veggie patch complete the ensemble. | This whole property is set in its own private courtyard with a new garage to the left, the main house in front and the workshop and second house to the right. The second house is built of stone and is a really nice looking property - if you rented it out or sold it off it need not impact on the privacy of the main house.
Inside the main house there is a large entrance hall with a lounge to the left with double doors leading onto a covered terrace overlooking the pond and pretty planting - a fabulous sun trap and somewhere to sit and truly relax. The dining room (approx 22m2) is next to the lounge, there's a toilet with wash hand basin and on the opposite side of the hall there is a room currently used as a home office and a fully fitted kitchen. The kitchen is newly fitted with a range of tasteful white units which will all be staying.
A door leads from the garage down to the cellar where the main features are a nice cool wine storage area and the central heating boiler. From the opposite side of the kitchen there is a door to the workshop - and what a workshop!! It's huge and in really good order. It would house at least half a dozen cars and has a very high ceiling as well as vehicle access doors. It also has a fitted kitchen/utility so there's no need to use the main kitchen for drinks/snacks for the workers!
The garden is mainly to the rear of the property and is a mix of lawn, veggie plot and very pretty planting. The area to the side of the house mentioned above has some great mature shrubs and trees and a nice feature pond.
Upstairs there are four double bedrooms, 2 of which have access to a shared covered balcony large enough to accomodate lounger chairs and quite a sun trap with its glass frontage.
Many people who dream of starting a new life need to earn an income - not everyone waits until they are retired to have the adventure and this property offers stacks of potential for making a living. The most obvious use of the workshop would be as a garage - general repairs or refurbishing something specialist eg VW campers (I'd buy one), but maybe you have some other business we've not thought of that would be absolutely perfect in this building PLUS there's that other house to do up.
Not only could you do a lot with the property, but the area itself is hugely attractive. The house is 20km from the centre of St Brieuc which is one of Cote d'Armor's major cities with great shopping, 2 multi screen cinemas (with regular English language showings), restaurants, night life, bowling and many other sports. Those who prefer rural life might wish to explore the varied landscapes of Saint-Brieuc Bay, a 30-mile sweep of exceptionally diverse coastline combining cliffs, beaches and unspoilt creeks. And do you like beaches? Saint-Brieuc Bay has 10 of them - both sand and shingle, to enchant you, and all of them surprisingly different.
The house is well located for the road network which delivers you to St Malo, Dinard or Rennes in about an hour. This is one of the most accessible areas of France: you can catch a ferry or a plane to various parts of the UK: St Malo - Portsmouth, Poole and the Channel Islands; Dinard via RyanAir to London, Bristol or East Midlands. Other transport options include ferries to Roscoff, Caen or Cherbourg (1.5 - 3hrs) or flights to Brest, Rennes or Nantes (1 - 2 hrs). There are also TGV stations in various nearby towns.
