It is set in the heart of a village with local amenities and is only 15 minutes from the historic city of Angouleme.
It is full of light with high ceilings and large double aspect windows in most rooms. All the rooms are at least 20m2 and there is a lovely roof terrace garden of around 50/60m2.
The elegant front door opens up to the central hallway, with originally tiled terracota floors and twisting oak staircase upto the first floor. To the right is the bright and spacious kitchen with two sets of large french windows. There is a working fireplace in this room and beautiful art deco radiators for the central heating.
The whole house is extremley stylish, with charm and character throughout.
The salon is open plan there are two large rooms with original oak floors which are split level by a few wooden steps, there is a lot of space here for a dining room and lounge area. The upper level has patio doors opening onto the partly covered roof terrace garden, this is totally private and could be opened up completley for more sun. The floors have been fortified to take the weight of a jacuzzi hot tub, although the owners haven't got round to putting this in!
The first floor consists of two 25m2 bedrooms, both with large windows and one with a fireplace. The other has the en-suite bathroom again, which again is very stylish. In the central hallway on this floor are double french doors that open up onto the romantic 'Juliette' balcony for overlooking village life. The staircase continues up to the loft, this could form a further bedroom and bathroom if necessary.
In th old barn attached to the house (see everything in photographs, it all comes with the house) there is a separate entrance and workshop, from where the current owner runs his business. There is a huge cellar too which leads off from this room and a large garage with electronic door. This workshop could easlily be converted into a separate apartment as it has it's own front door and windows.
The village itself is just maybe 15 minutes from Angouleme where there is a new airport and the TGV/Eurostar. Angouleme is a great city, with cobbled winding streets and lots to do including a theatre, restaurants and bars. Quite 'arty' and has a world famous classic car rally held there each September.
This house will sell very quickly and is priced accordingly, so early viewings recommended. Infact if I had the money, I would buy it myself!
