There are large windows with views out onto the open countryside making it quite special indeed. The kitchen is also large at 25m2. The owners have left the original old red brick frontage of the ovens which is a feature I have certainly never seen before and I love that they have made the effort to keep it. The kitchen is not fitted, so will need some work but it is usable from the outset. The bathroom with shower stall only is downstairs in this property, although there is a wc upstairs. On the final floor is an attic space pf approximately 40m however, whilst you are able to walk into it via the staircase, the headroom is not quite enough to make this more living space.
Back downstairs there is a door that leads to a barn/garage area which is larger upstairs than down. This area offers a great renovation project as it is currently just bare stone walls. As there is a door that leads off onto the street, this area could be made into a small self contained flat if desired, or any one of a number of other things!
The back door with stairs down into the garden leads off the living room. I have attached a photo with the views as there is a great feeling of openness as whilst the front of the house is on a classic French narrow street, the back has clear views across the countryside. The garden is on three levels, the bottom level being a private parking area they have created so you can park at the bottom at the back of the house and walk up. The other two levels are grass at the moment but there is enough room if you would like to create a terrace and pool area.
Underneath the house at the back, there is a large room that the owner is converting into a soundproof studio. The work has only just begun but this room does make a great private area away from the rest of the house! There is also a small cellar under the house for keeping that gorgeous local wine safe…
This house is a great size and will make someone a lovely home. There are a few finishing touches to do inside but the major work such as electrics and plumbing have been done. The village has worked hard to maintain its community spirit making it such a wonderful place to live. There is small shop, a post office and a school, and the local baker brings his van once a day so everyone in the village can get their fresh bread and croissants. This is great but also with such a short, but beautiful drive to Limoux for the supermarket, you really do have the best of both worlds.
