| | Nancy Wood, Independent Agent, says: | | As is so typical of the region, this house hides its wonders well behind a quite ordinary façade. All you really see is a nice front door and a garage door. But once you enter into the hallway, you know that this house has been meticulously and beautifully designed to offer a sympathetic blend of elegance and comfort. | This is a great house for entertaining family and friends. Although you are immediately struck by the careful thought to detail and the beautifully appointed rooms, you still feel cosy and comfortable and right at home!
The main living area starts on the first floor, while the ground floor is given over to the summer kitchen. Quite a misnomer that, "summer kitchen". It's more like a guest studio apartment with a stylish kitchen, lounge, dining area and bathroom. This is a fabulous entertaining area which blends right into the outside paved terrace, the garden and the pool.
On the first level, one enters a large hallway off which is a good size office-cum-library, fully fitted with shelving. This could easily also be another double bedroom. Also off this same hallway, entering through the double glass-paned doors, you'll find the most stunning large living room, complete with fireplace. This room is over 85m2 - there are no half measures here! There are views from this room overlooking the garden and pool and despite the character beams and wood detail, this room is nice and bright. The adjoining kitchen and dining-room are large and well appointed, with armoire style doors fronting two deep, practical cupboards. There is also a bathroom on this level.
A lovely staircase leads to a mezzanine level where 4 additional bedrooms, a sitting room and 2 bathrooms are located. One of the bedrooms is still in the process of being decorated, but all other rooms have the same attention to detail as you have come to expect from seeing the rest of the house. Nothing about this house disappoints! There is also a large garage (150m2) with doors at both ends which allows easy access to the garden. Plenty of room for parking your cars as well as your visitors'.
The property is located down a quiet street in the centre of a town of 6,000 inhabitants and is equidistant between Narbonne and Beziers. It lies in the middle of the Languedoc wine country. It has all the charm of a small provincial town so typical of the south of France. Lots of restaurants and cafes at which to meet the locals, and obviously all the commercial and professional services you need to make your life comfortable. In the shade of the plane trees, you can draw water from the town fountain which has spouted its fresh semi-sparkling iron-enrichedl water for more than one hundred years. Coursan, located at an important crossroads of Southern Europe offers a cordial framework with a good economic outlook. The town's origins date back to Roman times so there is a lot of history here. Yet, its welcoming attitude, its modern infrastructures, its rich community life, make it a dynamic city resolutely turned towards the future.
Transportation links abound with 4 airports within an hour drive. Beziers is the nearest (35 minutes), and although RyanAir's new link is only with Bristol, no doubt more points of origin will become available. Carcassonne, Perpignan and Montpellier airports are all within an hour of the property. TGV fast train services are also available at Beziers and Narbonne, linking you with Paris and London (via the EuroXpress) and in 2009, with Barcelona.
