| | Jemma Barton, Independent Agent, says: | | This 5 bedroom property is based on the edge of the wonderfully lively market village of Esperaza. This village is one of the larger ones in this area. It has shops, museums, bars and restaurants and yet it has managed to keep its village feel where everyone still says hello to each other in the street. It is 50 minutes from Carcassonne airport, 1 hour and 20 minutes from Perpignan airport and 1 hour and 40 minutes from Toulouse airport. Thanks to this, and the surrounding scenery, including views of the Pyrénées and the famous Aude river flowing through, this house could not have a better location | Everything about this house screams space. The beautiful living room is a fantastic 60m2 with the kitchen just off to the right under the two feature archways. There are beams and a great size fireplace which both add to the character feel. The kitchen is typical French county style in wood which suits the house to perfection. On this floor there is also a great sized utility room with separate w.c. Through this room is the back door which leads to a good sized garden at the side of the house. If required, there is room for a small pool. There is also a covered courtyard where the current owner stores his wood. This courtyard can easily be uncovered but as there is the garden, I believe it serves well as a work area nicely shaded from the hot sun in the summer, and from the rain in the winter!
I would like to say that this house is over 100 years old and is made from stone although it has been rendered. Therefore the walls are incredibly thick which means that it is very cool in the summer and it keeps the heat in extremely well in the winter. This was the main purpose of these style houses and after living in this part of France during a few summers, I can honestly say you will be grateful for the coolness!
Upstairs, the hallway is lovely and wide with doors off either side. The doors are mostly original wood, and some of which have a cute little stair up. The flooring is the original wood as well. There are 4 large double bedrooms and one single. One of the bedrooms even has a separate area under an arch that is approximately 15m2. This could possibly be a great dressing room (that’s how a woman thinks!) or maybe a sitting room, or baby’s nursery. It is also accessible from another bedroom.
The bathroom is also very spacious with a bath, w.c, sink, bidet and shower cubicle – not a lot more you could ask for there.
This house is being offered at a great price given the amount of quality space offered. The amount of amenities and general activities in this area mean that it would make a great holiday home, or permanent residence. Please come and see it before someone snaps it up.
